How this is calculated

Gross yield is the annual rent divided by the purchase price. Net yield on price takes off your annual running costs first, which is the number that actually matters. The headline figure we highlight is the net yield on total acquisition cost: it adds roughly 7.5 percent for notaire and acquisition fees to the price, because that is what the property really cost you to own.

On the Riviera, prime property is bought as much for use and long-term value as for income, so yields are typically modest. Seasonal letting can lift the gross figure, but management, voids and tax take a real bite, which is why the net view is the honest one.
