DemeureDeLuxe is an independent guide for international buyers of luxury property on the French Riviera. We write in English, for the British, American, Swiss, Nordic and Middle Eastern buyers who make up most of the market here but are rarely served well online.

We are not an estate agency

This matters, so we say it plainly. We do not sell property, we do not represent sellers, and we earn nothing when a home changes hands. French law (the Loi Hoguet) reserves that work for licensed agents, and we are happy to leave it to them. Our job is different. We help you understand the market, the process and the real costs, so that when you do work with an agent you do it from a position of knowledge.

How we make money

We keep the site free and run no intrusive advertising. Instead, when we mention a service that buyers genuinely need, such as a non-resident mortgage broker or a currency specialist, we sometimes use a partner link. If you use one and go on to become a customer, we may receive a fee. It never costs you more, and we only recommend categories of service we would point a friend toward. Our approach to accuracy

Property, tax and immigration rules change. We do our best to keep figures current and to flag anything that depends on your personal situation. Even so, nothing here is legal, tax or financial advice. Before you commit, take advice from a notaire, a lawyer or a tax adviser who knows your full circumstances.

If you spot something out of date, please tell us. We would rather fix it than leave it wrong.
