How this is calculated

For an existing property, we apply 7.5 percent of the price for notaire and acquisition fees, the realistic middle of the usual 7 to 8 percent range. For a new-build we apply 2.5 percent, since VEFA purchases are taxed differently. The fees are paid in cash on top of your deposit, because French lenders do not normally include them in the loan.

The cash-at-completion figure is your deposit (the price minus any mortgage) plus the fees. If the net value after the mortgage stays above 1.3 million euros, the purchase is likely to sit within the scope of the IFI wealth tax, which our IFI calculator estimates.
