Cap-Ferrat vs Cap d'Antibes

These are the two most prestigious addresses on the French Riviera, and buyers at the very top of the market often weigh one against the other. Both offer privacy, sea frontage and serious trophy homes. They are not identical, though, and the right choice comes down to the kind of life you want around the house.

Cap-Ferrat: the quiet peninsula

Cap-Ferrat is the more discreet of the two. It is small, almost entirely residential, and about as private as the Riviera gets. Cap d'Antibes: space and a town on hand

Cap d'Antibes offers the same world of walled estates, often on even larger plots, with one real difference: the lively town of Antibes and the Port Vauban marina sit right next door. Price

Both sit at the very top of the market, and in both the figure is driven by plot size, position and privacy rather than a tidy rate per square metre. As a rule, Cap d'Antibes can offer more land for the money, while Cap-Ferrat's scarcity keeps its best waterfront homes exceptionally tightly held. Neither is the cheaper option in any meaningful sense.

Financing either one

For purchases at this level, a euro mortgage is often a deliberate tool. It hedges your currency exposure and lowers the value exposed to the French wealth tax, even for buyers who could pay cash. A specialist non-resident broker will get you better terms than a branch.
