Buying property in Saint-Tropez

Saint-Tropez is a world of its own. For a few intense months each summer it is the most talked-about spot on the Mediterranean, then it softens into something quieter and, to many owners, more enjoyable. It is a lifestyle purchase above all, and if your year has a clear summer season on the coast, few places deliver it so completely.

What it is like

The village itself is small, with its famous port, narrow lanes and market. Around it sit the beaches of Pampelonne and the green hinterland toward Ramatuelle and Gassin. Summer brings crowds and traffic, which is part of the experience for some and a reason to own a private villa with a pool for others. Access is less immediate than further east, which is part of why it stays exclusive.

The kind of property you find here

The most prized homes are waterfront villas and the properties in Les Parcs de Saint-Tropez, a large gated domain that offers privacy, security and, in the best cases, direct sea access. Beyond that, beautiful country villas sit in the hills with views over the gulf and the vineyards. Land, privacy and proximity to the water set the value.

What it costs

Saint-Tropez ranks among the most expensive markets on the coast, with the gated estates and waterfront villas reaching exceptional levels. Prices reflect scarcity and cachet rather than a tidy per-square-metre figure, so each property really has to be judged individually.

To anchor that, the commune average is around 15,100 euros a square metre, with houses averaging well over 20,000 and the wider market spread running from roughly 5,300 to 22,500 euros (MeilleursAgents commune index, drawn on DVF records, early 2026). The trophy waterfront homes trade above the top of that band. Our Riviera budget calculator puts Saint-Tropez next to the rest of the coast for your budget.

Try it before you buy

More than anywhere, Saint-Tropez rewards spending a real summer here before you commit, and ideally a quiet month too, so you see both faces of the place. Renting a villa in your shortlisted spot tells you whether the location, the drive to the beach and the rhythm suit you.

Is it right for you

Saint-Tropez suits a buyer who wants a summer lifestyle base with privacy and cachet, and who does not mind that access is less quick than the eastern Riviera. If you want a property you can reach and use easily all year, Cannes is the more practical choice.
